Greens, fairways, and tee boxes in moderate good condition. Some hazards in little rougher shape but overall course is very playable.

Generally well balanced level of difficulty and risk/reward. Some may feel that the number of doglegs with trees is on the excessive side and takes away from the variety.

Numerous mature trees and doglegs along with water and sand traps provide for a good level of visual appeal. Level of overall polish is not equal to higher end courses but either is the price.
